Development Overview

The Llys Y Coed project for North Wales Housing Association and Conwy County Council provides 46 self contained Extra Care apartments and communal amenities, facilitating independent living for older people within their own homes, with care and support available to meet individual residents’ needs.

The scheme was delivered in two phases; the first phase involved the demolition of outdated bedsit accommodation and replacing it with a purpose built new block of 24no. one and two bed extra care apartments over three floors with a new lift. This allowed the density of development to be maximised whilst keeping to the existing building footprint. The second phase involved the remodelling of the adjacent 1960’s Nursing Home to provide a further 22 apartments and communal facilities for all the residents. The newly completed first phase was used as decant accommodation for the existing residents of the Nursing Home whilst the building was remodelled.

A new high level glazed bridge provides a safe link between the two buildings, while maintaining vehicle access to a separate existing development and service areas to the rear. The two buildings share a material palette of coloured render and facing brick, with the new build element also having areas of timber cladding to reflect the wooded context. Modulation and changes in materials have been used to break down the scale of the building and to provide visual interest. The new build phase was built to an EcoHomes Excellent rating and the refurbishment phase achieved a BREEAM Very Good rating.

Built by North Wales contractors K&C Construction, the development won the LABC Cymru Building Excellence Award in 2011 for the ‘Best Social/Affordable Housing Development’ in Wales.
