Development Overview
Lovell acquired the site in Chorley, Lancashire with planning consent in place from Stewart Milne Homes. Our involvement in the project has been post planning and we have worked with Lovell to develop the technical drawing package and progress with RIBA Stage 4. We carried out an assessment of the floor plans and made some internal alterations to improve efficiency and circulation flow within the dwellings.
The site is located south of a relatively new housing estate and there is also a railway line along the southern border. There are many mature existing trees on site which have been retained and incorporated into the public open space within the site. Within the site there is a new sub station as well as pumping station to service the new homes. Two large SUDs areas have also been incorporated into the layout as well as a new children’s play area.
The proposals are for the construction of a range of residential units, from 1 bedroom apartments to 5 bedroom detached homes. Of the 137 homes proposed, 39 are affordable including 25 apartments, providing much needed homes to the local area.
The design for the homes is sympathetic to the surroundings, incorporating design and material elements such as the red brick that is a commonly used local building material.
The dwellings have also been designed with the Future Homes Standards in mind, ensuring that the dwellings are energy efficient, and have reduced lifetime carbon emissions associated with the use of the homes. To achieve this, high quality building materials and energy efficient systems are proposed to improve the performance of the dwellings. This decision is in line with the current Government commitment to Net Zero Carbon by 2050.
