Development Overview

This site is located on a brownfield land at Carr Lane East, opposite the De La Salle Academy. The site has been vacant for a number of years, with its previous use being terraced housing. The vacant site is vulnerable to fly tipping and is often overgrown, meaning it isn’t contributing anything to the local community.

The proposals are to develop the land into 6 residential dwellings – 4 of which to be family houses, and 2 apartments.

The existing unadopted footpath across the site will be closed off as part of the works and will eliminate the current loitering areas it tends to create.

This development will in-fill the gap site and will compliment the existing residential setting surrounding the site with the new homes following on from the line of housing adjacent.

The development will provide a mix of 1 and 2 bedroom homes for the area and will be for affordable rent. The houses have been designed to meet National Described Space Standards, and also meet M4(2) standards of the Building Regulations. The ground floor apartment has been designed to be M4(3) compliant and therefore fully wheelchair accessible.

The dwellings have been given a contemporary palette with a design in
keeping with the surrounding buildings. They will be in a masonry brick with simple brick detailing.

Soft landscaping will be used to create private amenity spaces for all of the dwellings. This will help to encourage the natural and indigenous wildlife of this part of suburbia.
