Development Overview
This site previously housed a Royal British Legion Social Club and bowling green. The club was vacant for some time and the site was up for sale as a development opportunity.
Ainsley Gommon worked with a local developer/ contractor to create a modest scheme best suited for the tight site. The site is located in Wallasey where long rows of terraced housing is large part of the local vernacular.
The designs incorporate 8 no. 2 bedroom houses and 6 no. 2 bedroom cottage style apartments. The apartments have been designed to eliminate the need for internal communal spaces meaning that each resident will have their own front door to the street.
The designs aim to maximise the limited space on site and driveways have been meticulously placed to sit between the projected bays.
The blocks have been positioned to prevent overshadowing to neighbouring properties and the windows have been designed to prevent overlooking.
The scheme was developed through consultation with the Local Planning Authority and will provide much needed starter homes for the local area. It provides 100% off road car parking which will help ease congestion in the area.
The simple cul-de-sac arrangement was agreed between the design team as the best strategy for the layout which was confirmed by the local Highways department.
Works commenced on site May 2021.
