This affordable housing scheme for ClwydAlyn provides 12 apartments and 4 townhouses on a site overlooking Marine Lake in Rhyl.
Planning approval had originally been gained by a private developer before the site was acquired to provide affordable housing for ClwydAlyn. The initial challenge was to ensure Welsh Government Development Quality Requirement (DQR) compliance for all the units within the restrictions of the existing planning approval. Although the constraints were challenging, our experience in DQR resulted in a solution that required only minor amendments to internal layouts and was subsequently approved via a Non-Material Amendment application.
The apartment block provides a total of 4no. one bedroom apartments and 8no. two bedroom apartments which all benefit from balconies and views out over Marine Lake. 4no. three bedroom townhouses are three storey and front onto Westbourne Avenue, continuing the existing streetscene.
The £2.3 million scheme was developed by NWPS Construction with Welsh Government funding and was completed in July 2019.
