Development Overview

Ainsley Gommon have an excellent working relationship with Riverside established over many years of collaborative working, and this project is one of many we have undertaken recently.

The Raiselands Road scheme was a pilot for the Governments ‘Road to Zero Carbon’ initiative. Unfortunately the initiative was scrapped before the scheme went to site, however many sustainable low energy design criteria that were integral to this design on this scheme have been retained .

The vacant, isolated site sat in between the rear boundaries of existing houses on all four sides. Due to this the houses were located centrally to the site to allow increased interface distances to create improved privacy between the existing and proposed dwellings. This had a positive effect in the design of thefront and rear gardens of the proposed dwellings which are very generous.

The project provides 12 no dwellings for affordable rent consisting of 6 no 2 bedroom houses and 6 no 3 bedroom houses.

Standard traditional construction was improved to increase insulation performance values and technical details revised to ensure the dwellings were sealed to create higher levels of energy efficiency. The elevational treatments are traditional in appearance, complimenting the surrounding properties and context.

A new road was created to enter the site and was located so that an existing continuous path was retained through the site, to maintain access routes, whilst improving passive surveillance and security of the environment.
