Development Overview

Ainsley Gommon was appointed as architects by a partnership arrangement between Riverside and Lovell to design 23 new homes in the popular residential area of Morton, Carlisle. The scheme includes two bedroom bungalows and two, three and four bedroom houses for rent and shared ownership. The Protect was constructed in partnership with Lovell.

Seatoller Close was previously occupied by 28 unsustainable one bedroom flats that were demolished in 2011. Forty-three new homes for rent were completed in partnership with Lovell at Caslin Way, Morton in March 2011, as the first outcome of Riversides planned development programme. This sustainable development completes this major partnership regeneration scheme, delivering 66 new homes in total.

The new homes contribute further to the sustainability of this community, being in close proximity to local shops, churches, bus service, doctor’s surgery, schools and local community centres. The choice of materials used takes account of the whole life cost of the scheme and considered the running costs, on-going maintenance location and aesthetics of the scheme.

The properties are designed to perform better than Building Regulations at the time of construction, this is achieved by incorporating higher insulation levels to walls, floors and roofs within a timber construction, highly efficient gas boilers, solar thermal hot water systems, low energy lighting, dual flush toilets, re-cycling storage bins and rainwater harvesting. Project planting and landscaping has been designed to encourage and sustain wildlife and species diversity.
